Q: When will the Olympic Mills Commerce Center be finished?
A: We are currently leasing space with possession/occupancy dates beginning as early as December 1st – 15th.
Q: What is the Lease rate?
A: Lease rates range from $14.00 to $20.00 per square foot, modified gross ($1.17 to $1.67 / SF monthly rate). Tenant is billed by Landlord for gas and electricity usage. All Lease rates are negotiable depending on Lease term, location, square footage and Tenant Improvement needs.
Q: How long is the Lease term?
A: Lease terms are typically three (3) years with one option to renew for the same.
Q: Can more than one individual be named on a Lease?
A: Yes, more than one individual can be named on the Lease.
Q: Is restaurant or retail space available?
A: Yes, we have allotted space on the main floor for both storefront and retail.
Q: What are the transportation options?
A: G-Permits are parking permits available to employees in the Central Eastside Industrial area, for a small yearly rate. Those with G-Permits can utilize street parking all day. The Olympic Mills Commerce Center will accommodate those who cycle to work by adding secure bike storage on the premises, as well as lockers and showers. Some useful transportation links are:

Q: What does the T.I. (Tenant Improvement) consist of?
A: Our standard T.I., provided at Landlord’s expense, is listed below. All interior finishes are Green or G-Rated with low or no Volatile Organic Compound (VOC). We also have upgrades available such as additional paint colors, floor stain, lighting options, and kitchenettes. Additional standard and upgrade options are available but may not be listed here.
• Sealed concrete floors, exposed concrete exterior walls and exposed wooden ceiling. Interiors will be painted one standard building color, using low VOC paint, with optional upgrades for additional colors.
• Lighting will be a choice of building standard pendant fixtures or selected upgraded fixtures up to every 100 SF of leased space.
• Each suite will be outfitted with natural gas powered HVAC and individual thermostats. Natural gas usage is individually metered and will be billed to the tenant as additional rent.
• All suites will be wired with electrical, telephone and data connections up to every 100 SF of leased space.
• Signage will be provided on the main building directory on the first floor and blade-style signage at each tenant door.
• All suites will have keyed and keyless entry options available. The building will be secured in a similar fashion with keyless/card entry, in addition to partial common area video surveillance.
Q: Are T.I. upgrades available?
A: T.I.’s can be upgraded to add additional paint colors, floor stain color, and kitchenette. Custom T.I. options are also available upon request. In addition, all Landlord provided T.I.’s and common areas will comply with the City of Portland’s Office of Sustainable Development G/Rated Tenant Improvement Program.
Q: What does Green or G/Rated mean and how can I learn more about it?
A: Green or G/Rated T.I.’s “project looks beyond the readily apparent aspects of the office to create a space that addresses the comfort and health of the occupants, as well as the broader environmental impacts of the construction/remodeling process. We can now take specific actions to create a ‘high performance’ office that will be safer and healthier for you and your staff and coworkers, beneficial to the community, and gentler on the environment.” The benefits of “Greening” include, but not limited to, thermal comfort, visual quality, acoustic quality, health and indoor air, materials efficiency and resource conservation. Q: What does the Leasing process entail?
A: Tenants may secure their desired space(s) with a security deposit, which typically equals the sum of one month’s rent, while we (Landlord) negotiate the Lease terms. Rent will not commence until the Tenant has taken full possession of the space, however.
Q: Can you negotiate the Lease with my broker?
A: Yes, we can negotiate the Lease with your broker or we can work with you independently.
